Building Cover: Compare the Basis: Identify the settlement basis, Check the selected option, Compare related limits

Building Sum Insured or Complete Replacement Cover? Compare the Settlement Basis

Compare a building sum insured with a replacement-cover option by checking settlement terms, selected cover and related limits—not the label alone.

A home insurance quote showing a building sum insured is not directly comparable with a quote using a replacement-cover option simply because the annual premiums look similar. First establish what each insurer promises after an eligible loss, what limits remain, and whether the option is actually selected on your quote.

This is general information for Australian readers, not personal financial advice. Cover depends on the applicable Product Disclosure Statement (PDS), policy schedule, exclusions, limits and insurer acceptance. A product label is not a guarantee that every rebuilding expense or claim will be paid.

Identify what the building figure means

A building sum insured is an amount nominated for the insured building. It should not be confused with the property’s sale price, which also reflects factors such as land and location. Ask how the nominated amount operates under the policy and which expenses sit within it or have separate treatment.

AAMI’s home insurance comparison article describes its optional Complete Replacement Cover as an alternative to selecting a specific building sum insured. It says that, following an insured event requiring repair or rebuilding, it will offer repair or rebuilding as the home was, or payment of the assessed quote to do that work. This is AAMI’s product explanation, not an Australian-wide definition of replacement insurance.

In particular, an assessed-quote cash payment is not the same promise as paying every invoice a homeowner later chooses to incur. Read the current contractual terms rather than translating the product name into unlimited cash.

Make two comparable quote records

Save each quote, its date, the property details and the exact building-cover selection. Keep the excess and other inputs consistent where possible. If the settlement bases differ, record that difference prominently instead of treating the quotes as identical products with different prices.

  • For a sum-insured quote, record the nominated building amount and the basis used to estimate it.
  • For a replacement-cover quote, record the precise option name, whether it was selected, and the relevant settlement wording.
  • For both, record the excess, insured events, exclusions and any questions the insurer has not answered.
  • Keep contents insurance separate: building replacement wording does not establish protection for your belongings.

A hypothetical comparison might involve one quote with a nominated building amount and another with a selected replacement option. That tells you there is a difference to investigate; it does not establish which policy is suitable or whether either amount or arrangement is adequate for your home.

Check expenses linked to the settlement basis

Look beyond the main repair promise. AAMI’s comparison explains that temporary accommodation and debris-removal arrangements can differ depending on whether its replacement option is shown on the certificate. Do not transfer that provider’s limits or conditions to another insurer.

Ask each insurer how accommodation, debris removal and other relevant rebuilding costs operate for the exact option quoted. Record whether a benefit uses a dollar limit, a percentage, a time limit or another contractual test. Ask what the percentage applies to and whether an expense reduces money otherwise available for rebuilding.

If temporary housing is a concern, our temporary accommodation cover checklist addresses the separate task of checking remaining assistance during a claim. It does not establish the benefits in a new quote.

Confirm the processed selection before relying on it

After asking for a change, obtain the revised quote or policy schedule. Check the building option, premium, effective date and any conditions against what you requested. A submitted instruction or payment receipt alone does not prove the replacement option was added correctly.

A practical enquiry is: ‘Please confirm the building settlement basis selected for this address, whether a nominated sum applies, the available settlement methods, and the related accommodation and debris-removal conditions. Please identify the relevant PDS sections and show the accepted selection on my documents.’

Questions to resolve before deciding

Does replacement cover mean every loss is covered? No. The insured event and all relevant policy conditions still matter. Replacement wording should not be treated as removing exclusions.

Can I compare only the premium? Price matters, but compare it alongside the actual promise, excess and related benefits. Otherwise a lower premium may reflect a materially different arrangement.

Is an online quote enough evidence of my current cover? Keep it, but reconcile it with the policy actually issued and any accepted amendments. If the documents conflict, request correction and confirmation before describing the option as active.
